Yes, two of our communities do have specific Real Estate Sign Standards - Dunns Creek Plantation Owners Association, Inc. and The Owners Association of Victoria Lakes, Inc. Owners may submit an Architectural Change Request directly from their Online Owner Portal on AppFolio via the Architectural Reviews section on the homepage.
A request may also be submitted via the pdf form available in the Shared Documents on the AppFolio Portal or under your association's "Governing Documents & Forms" link from the homepage of this website. Once the form is completed, you may submit it and any required or supporting documentation via email to jaxoffice@fpaamjax.com for review for approval.
Yes, there is a new Online Owner Portal through AppFolio where homeowners can register for access and submit a payment via eCheck, credit or debit card. The link to the new Portal is here.
Yes, if you would like to submit payment for your annual association dues early or make partial payment(s) until it is paid in full and before it is late, you may do so via the Online Owner Portal through AppFolio. You can set up auto-payments via this Portal too, however please note that the annual assessments for the next year are determined at the Budget Meeting held near the end of the year, and are subject to change depending on what is approved by the Board of Directors.

If your account has become delinquent and it is now showing "In Collections" on your Portal, then your account has already been turned over for formal collection actions.
If so, then you must contact your association's legal counsel for further assistance to bring your account current. Most of our associations utilize the legal counsel of The Crabtree Law Group, P.A., who can be reached via phone at (904) 732-9701 or via email at HOA@crabtreefirm.com. Please double-check with us though if you are unsure if your association's legal counsel is under The Crabtree Law Group, P.A.

Please note that the management company does not take phone calls in regards to Inspection Letters or on reported violations on other properties, as they must have written responses, inquiries, and reports submitted on inspection and violation-related matters.
Please submit the Inspection Notice Response e-Form or email inspections@fpaamjax.com with any responses, inquiries, or concerns about any violations you wish to report or about an Inspection Letter you received regarding your property.
Yes, whenever inspection letters are sent out about open violation(s) on a property in one of our communities, photos are taken of the noted violations. There is a new inspection photo website available for our communities, which can be found at this link here.
On the homepage, simply click the community sign photo of whichever association you live in and you will be directed to the "2024 ALL" photo folder. Click the folder titled "Inspections" and you will see the most recent community inspection photos, listed newest to oldest.
If you are unable to easily find your property in the photo collection, please email the association at inspections@fpaamjax.com and ask for copies of the photos of your specific property from the recent inspection.
You can request replacement or new Pool Cards via one of the Pool Card Request forms under the e-Forms tab on the top menu on this website or at this link here, or via the same link through your AppFolio Owner Portal under the Amenities tab.
You can revalidate or reactivate your Pool Cards by submitting a Pool Card Request e-Form and indicating "Revalidation/Reactivation" on the form along with including your existing pool card numbers. The Pool Card Request e-Form can be found under the e-Forms tab on the top menu on this website or at this link here, or via the same link through your AppFolio Owner Portal under the Amenities tab.
*Special Note for Victoria Lakes Residents: Violation of the Pool Rules may result in suspension of your pool access cards. If this has been the case with your pool cards, the Pool Card Reactivation Request e-Form will need to be submitted as noted above, along with the payment of a Reactivation Fee of $50.00 on a first offense, $75.00 on a second offense, and $100.00 on a third offense.
Tenants must submit the Pool Card Request e-Form directly for whichever community they reside in. The request form can be found under the e-Forms tab on the top menu on this site or at this link here.
*NOTE: Tenants must ensure their property owner and/or management company has provided their current lease and contact information to Florida Property and Association Management in order for them to verify their tenancy when they submit a Pool Card Request. A $75.00 New Tenant Registration Fee, payable to the Association, is also due upon each new lease to input the tenants into the system and issue them two electronic pool cards per property.
You can submit your Reservation Request via one of the Reservation Forms under the e-Forms tab on the top menu on this website or at this link here, or via this same link through your AppFolio Owner Portal under the Amenities tab.
*NOTE: You must have a valid and active electronic pool card in order to access the Amenity Center pool and make a reservation.
At this time, only property owners have the ability to register on the AppFolio Portal online.
We can update a property's current tenants and their contact information in order to send them emailed community alerts and keep them informed of community updates as needed though.
